  • Exclusive Residential Application Fees

    Application Fee: $100 per applicant | Administrative Fee: $250.

    Fees are non-refundable. All individuals over the age of 18 residing in the residence must complete an application.

  • Security Deposit

    Studio/1BD Residences: Starting at $500+ | 2BD Residences: Starting at $800+ | Two-Story Loft Residences: Starting at $1,200+ | 3.5 Townhome + Office & Den: $1,500+

    Deposits may vary based on credit evaluation, rental history, income verification, or other qualifying criteria.

  • Residency Income Requirements

    • Income: Minimum of 2.5 times the monthly market rate.
    • Documentation: Three (3) recent pay stubs or three (3) bank account statements. | Two (2) forms of valid government issued identification.
    • Guarantors Accepted: (gross income 5x rent)

  • Pet Fees & Policy

    • Non-Refundable Pet Fee: (Dog) $400, (Cat) $250 per residence.
    • Pet Rent: $25 per pet, per month.
    • Pet Limit: Up to two (2) pets per apartment. We welcome all breeds.

  • Reserved Garage Parking

    • First parking space: $50 per month.
    • Second Parking Space: $125 per month.
    • Third Parking Space: $175 per month.
    • EV Charging: $150 per month.

  • Utilities

    • Wi-Fi Service: Already installed $50-$99 per month based on speed selected. ($25 set-up fee)
    • Water/Sewer/Gas/Trash: Provided by Conservice. Automatically tied with your tenant ledger.

  • Insurance Requirement

    • Renter’s Insurance: Proof of $100,000 in liability coverage required for all residents.
    • Bring your own insurance or opt into our $10.50 coverage.

  • Storage Solutions

    Premium Storage Units Available:

    • Small (1’10” x 4’ x 8’10”): $75 per month
    • Medium (5’4” x 3’6” x 8’10”): $100 per month
    • Large (7’ x 4’2” x 8’10”): $125 per month
    • Extra Large (8’ x 4’6” x 8’10”): $150 per month
    • Executive (12’5” x 6’7” x 8’10”): $300 per month
    • Kayak Storage: $15 per month.
